Mission Valley is a wide river valley trending east-west in San Diego, California, through which the San Diego River flows to the Pacific Ocean. All of the homes are 4 to 6 bedrooms and have 3 to 4 bathrooms. The size of the homes range from 3,648 to 4,410 square feet.
Valencia Collection at Torrey Del Mar is a small gated development by Johnson-Beucler Communities and features large estate-sized homes which are highly upgraded. There are four floor plans with two – 2 stories & two – single stories.
Vantage Point in Torrey Hills was built in 2002 by Top Mark Homes and feature 4 bedroom two-story homes with approximately 2,521 to 3,275 square feet of living space. San Raphael is a gated community centrally located to freeway access, shopping and schools. This community is favored by people who work in the Sorrento Valley area. Pardee, one of San Diego’s largest homebuilders, offers custom homes in the gated community of Rancho Pacifica. Located South of Highway 56, off Rancho Santa Fe Farms Road, the Rancho Glens Estates is a premier upscale neighborhood of luxury homes in Carmel Valley (zip code 92130). The Rancho Glens Estates homes were built in the mid to late 1990’s in a variety of styles, most with living area between 4,500 and 6,200 square feet. These are single-story houses, which are often hard to come by in the Carmel Valley real estate market and the surrounding neighborhoods.

Carmel Highlands is South of HWY 1 but North of the exquisite Big Sur coastline. With breathtaking views of the Pacific Ocean this area is a favorite for locals wanting privacy and to be away from the hustle and bustle of town. It is rumored that some of the famed Hollywood stars escape the heat and bustle of Southern California to their quite beach homes in the Highlands.
Carmel Meadows is off of HWY 1 across from Point Lobos to the South and Carmel Point to the North. This neighborhood is made up of single family homes. Mission Fields is Carmel’s entry level neighborhood. Located just off of HWY 1 and Rio Road it is just a hop, skip and jump from the Carmel Mission and the Crossroads Shopping Center. Mission Fields backs up to the Carmel River on one side and up to the local little league field to the other. Just across the street is Mission Trails a great place to walk your dog or take a hike.
Hatton Fields is an area of Carmel with more full-time residence. Upper Hatton has large “estate “style of homes generally on larger lots than Lower Hatton, which is an area with many young families. Hatton Fields is right off Highway One near Carmel High School and Carmel-by-the-Sea.
Carmel Woods is a larger geographic area than Carmel-by-the-Sea with many homes priced lower than its counterpart. This area still has many cute Carmel cottages but is father away from the beach.
Carmel Point is a wonderful area located between Carmel beach and Carmel River Beach. Generally these are large homes on larger sized lots of land. This area is within walking distance to the beach and the Carmel Mission.
